When the opportunity arose to fully refurbish a large property in Chelsea, London, Minerva Building Restoration Limited were only too pleased to oblige.
Set to the back drop of Covid restrictions and following many client meetings the scope and direction of the project was agreed.
A complete strip out of the existing fixtures and fittings (with the exception of listed areas) was carried out.
Once the strip out works were complete it was agreed alongside Building Control that new drainage runs could be installed through the ground floor. New runs were formed and concrete slab floors were introduced.
The concrete floors were allowed the requisite amount of time cure before we needed to remove a number of load bearing walls. A scheme was agree with the architect / clients / surveyors to build a large steel support frame to take the load from the new brick walls.
Once built this scheme provided the Client with additional floor space to ground and first floor.
Now that the heavy work was out of the way the refurbishment could begin.
New bathrooms / kitchens and fireplaces were installed to the clients exacting standards. Natural marble and slate were cut / polished and installed to a number of these areas.
A complete overhaul / replacement of the old electrical and plumbing system were instructed to bring these up to current regulations.
Bespoke wardrobes / staircases and engineered flooring was built and installed following many discussions with the client.
All previously painted areas (internally and externally) were redecorated.
In mid contract Minerva Building Restoration Ltd were instructed to design and build a modern double glazed conservatory to the rear of the property.
The garden areas were landscaped using natural Portland stone for paved areas and steps were manufactured to lead up to the raised lawned garden.
The transformation from contract commencement to contract completion was startling.
