54 & 75 TALGARTH MANSIONS, LONDON, W14

54-75 Talgarth Mansions in Hammersmith, London, is indeed a fascinating piece of architectural history. These red-brick houses were originally built as artists studios of 1891. They were known as St Pauls Studios and designed by Frederick Wheeler for “fine art publisher” James Fairless.

Minerva was instructed to carry out full refurbishment works of 2 No’ flats which involved stripping out existing fixtures and fittings complete and replacing ready for new tenants to move in.

 

Scope of Works

  1. Overhauling of windows and secondary glazing including replacing all window handles, sash fasteners along with new chrome fittings.
  2. Overhaul flat external and internal doors replacing locks / fittings including redecoration.
  3. Replace any defective joinery, make good and apply two coats of oil based paint. Overhaul fixed wardrobes and redecorate.
  4. Take out existing fireplaces and surrounds, brick up openings and plaster upon completion.
  5. Strip existing ceiling decorations, replaster and decorate throughout.
  6. Strip all wall coverings, make good including deflective plaster coatings where required and decorate throughout.
  7. Fully strip out existing bathroom and replace sanitaryware and fittings. Supply and fix new tiling to walls and decorate.
  8. Take out existing kitchen units, make good walls and ceilings. Supply and fit new kitchen and appliances including the allowance for new sockets etc. Supply and fit new tiles to walls and decorate.
  9. Supply and fit new boiler and central heating system including adapting the incoming rising main.
    Supply and fit new fuseboard, then replace fans to both kitchens and bathrooms. Supply and fit new light fittings throughout along with carbon monoxide devices.
  10. Remove existing floor coverings and replace to client’s preferences.
