Chartwell House, Ladbroke Grove, London
Chartwell House is a retirement housing complex located on Ladbroke Grove in Royal Borough of Kensington & Chelsea. Minerva Building Restoration were instructed to carry out external refurbishment works:-
Scope of Works
- Scaffold was designed and erected to provide a safe working platform to the roof, windows and masonry.
- Carry out Doff cleaning to the stained brickwork / masonry.
- Repairs to the asphalt joint between the brick boundary wall to the adjacent property.
- Refix lead flashings where missing.
- Strip and replace roof to pitch, front, sides and back of building above penthouses. Replace lower pitched roof with Eternit slates.
- Insulate penthouse roofs.
- Carry out detailed schedule of the elevations and undertake masonry and carpentry repairs where found to be defective.
- Prepare and decorate all new and existing external previously decorated timber surfaces to all elevations include for windows and frames, door linings and architraves, external doors, soffits and fascias, louvered doors, exposed rafters and boards.
- Prepare and decorate all new and existing external decorated metalwork and rendered surfaces to all elevations.
- Cleaning and jet washing to boundary walls, concrete pavers and slabs. Following cleaning of brick pavers to front and rear, supply and carefully brush in kiln dried sand by hand.
- Lift all drains covers and fully flush the drainage system of debris.
- Supply and fit new lightning protection system.
- Supply and install liquid coated overlay to front right lower roof balcony.
- Supply and fit new gutters to lower pitched roofs including forming box gutters where currently plastic and linked into existing box gutter. Liquid coatings were provided.
- A full time manager was supplied for the full duration of the project. This was to liase with all tenants and contractors. All works were completed to programme.
