Clarion House is a residential building situated on Park Hill, Clapham Common, London, SW4
Minerva Building Restoration were instructed to carry out external refurbishment works.
Scope of Works
- Provide full scaffolding to access all elevations including roof, windows, gutters, rainwater pipes etc with a monitored alarm.
- Remove peeling paint from woodwork and apply Dulux Weather shield system.
- Repair, prepare and decorate all previously painted metalwork including windows, railings, downpipes, lintels and decorative panels using Dulux Metal shield gloss paint.
- Repair and decorate previously painted masonry surfaces using Weathershield smooth masonry paint system.
- Supply and fit new rainwater gutters and downpipes with PVC Marley Deepflow rainwater goods.
- Replace any missing / broken roof slates.
- Hack off and renew render on front garden wall.
- Overhaul low level parapet coping stones allowing for lifting and rebedding loose coping stones. Repoint loose and missing joints.
- Remove all coping stones at top of the wall on the flat roof Northern end of the building. Supply and fit damp proof membrane the full width of the wall. Supply and fit new pre cast concrete coping stones single weathered wide enough to have sufficient drip detail and overhang. Allow for making good render under coping stones.
- Carry out detailed schedule of the elevations and undertake masonry and carpentry repairs where found to be defective.
- Supply and fit works to the vertical crack as specified.
- Carry out gutter and fascia schedule and carry out necessary repairs.
- Replace all lead flashings to the flat roof parapets on the north elevation.
- Heat up all joints to flat roof felt and allow a full bleed to all laps and joints.
- A full time manager was supplied for the full duration of the project. This was to liaise with all tenants, building control and contractors. All works were completed to programme.
