FLATS 37-76 RIVERVIEW GARDENS, LONDON

Riverview Gardens was constructed in phases in the early 1900s. The Edwardian mansion flats are on the banks of the River Thames in Barnes, South West London. It forms part of the Castelnau Conservation Area studied by Richmond Council.

Minerva Building Restoration Ltd were instructed to carry out external façade repairs and redecoration works. 

Scope of Works

  1. Provide full scaffolding to the front, rear and left flank elevations including a full security alarm system.
  2. Replace all perimeter detailing with new lead step and cover flashings where necessary and make good all disturbed surfaces to adjacent chimney stacks.
  3. Supply and fit 2 No’ roof lanterns incorporating new lead step flashing.
  4. Clean down all asphalt surfaces on 30 No’ balconies to the front elevations to all blocks. Re-weather 2 No rear elevation balconies. Carry out repairs and solar reflective banding.
  5. Clean out all gutters, hopper heads, gullies and rainwater pipes and repair any joints.
  6. Remove loose and flaking paintwork, wash down, rub down all woodwork to windows and doors. Apply undercoat and top coat of gloss oils using Dulux Weathershield System.
  7. Carry out joinery repairs and fix broken cords to all windows.
  8. Remove loose and flaking paint to all metalwork including railings, cast iron pipework, guttering, manhole covers. Remove rust spots, rub and wash down and apply Dulux Metalshield paint system.
  9. Carry out fine masonry repairs using Toupret cement based filler to bring areas to a smooth surface and apply full coats of masonry paint using Dulux Weathershield System.
  10. Stucco mouldings were hand produced on site by our in house stone restorers.
  11. Replace any defective glass.
  12. Re-mastic any defective areas.
  13. Jet wash all paved walkways to entrances to the front elevation, boundary walls and paving slabs to the perimeter of the front elevation gardens.
